The villa is situated on a hill in the countryside outside Grosseto and is surrounded by more than ten hectares of private land. Olive trees, meadows, and the rolling hills of the Maremma characterize the surrounding landscape. On clear days, the view extends all the way to the sea. At the same time, the beaches of southern Tuscany are within easy reach.

The house offers approximately 220 m² of living space and can accommodate up to ten guests. The ground floor features a large living area, the kitchen, and a dining area that seats ten people. Large windows and French doors open the rooms onto the garden, the pool, and the surrounding landscape.

There are also three double bedrooms on the ground floor. Each has its own bathroom and a small refrigerator. Two of the bathrooms have a shower, and one has a bathtub. The double beds can be converted into two single beds upon request. An additional single bed can be set up in one of the bedrooms. A separate guest restroom completes this floor.

The fourth double bedroom, with its own bathroom and bathtub, is located on the upper floor. An additional single bed can also be added here. In total, there are four bedrooms, four private bathrooms, and an additional guest restroom. The villa is fully air-conditioned. The utility room, equipped with a washing machine and ironing facilities, is located in the basement.

The garden is spacious and opens up to the surrounding landscape. Directly in front of the house is a covered dining area offering views across the hills. The private pool measures 14 × 5 meters and is located slightly below the house. A pergola provides shade by the pool, and there is ample space next to it for lounge chairs and additional seating areas. The pool is available year-round.

The location connects the rural hinterland of the Maremma with the coast. The beaches of Alberese and Castiglione della Pescaia are about 25 km away. Grosseto, with its shops and supermarkets, is 11 km away. Monte Argentario, Montalcino, and the thermal springs of Saturnia are also within easy reach from here.
