Before it became a vacation home, the house served a completely different purpose: the building once functioned as a customs house. This history is not prominently showcased today, but is evident above all in the architecture and the materials. Large exposed chestnut beams, stone floors, and antique chandeliers evoke the traditional Tuscan homes of the mid-19th century.
The interior design deliberately builds on this historic context. Furniture and built-in elements were crafted by local artisans, while a soft sage green ties the various spaces together. The color references the vegetation along the San Leopoldo River and gives the rooms a distinctly different atmosphere than the other houses on the estate.
The house is designed to accommodate up to four people. Two double bedrooms are furnished with luxurious fabrics and upholstery. There is also a large walk-in closet that offers plenty of storage space, which is especially convenient during a longer stay. In the spacious bathroom, the sink and shower are crafted from Rapolano travertine.
The spacious, fully equipped kitchen serves as the central gathering place inside the home. With its handcrafted furniture and built-in fixtures, it blends seamlessly into the home’s design and offers plenty of space not only for a quick breakfast but also for cooking a more elaborate meal from scratch.
However, the outdoor area has an even greater impact on your stay. A long, covered terrace runs along the side of the house, offering a sheltered view of the private garden. Here, you can start your day with breakfast outdoors and end it later with dinner in the same spot—regardless of whether the sun is shining brightly over the Maremma.
The Mediterranean garden, which covers approximately 250 m², expands this outdoor area. Sun loungers and a garden lounge are set among regional herbs and plants; there’s also a separate BBQ area. Instead of a single large outdoor space, this creates a variety of areas: sit sheltered under the patio roof, read in the garden, or gather for a barbecue and dinner.
If you’d like to step away from your own garden for a while, you can use the property’s communal pool. Bicycle parking and parking spaces are also available.
The ocean is also part of the experience here. The property is located near the Maremma coast, so days spent in the garden and by the pool can be easily combined with trips to the water. At the same time, you’re surrounded by a landscape characterized by Mediterranean vegetation and its proximity to the river.
This house also stands out distinctly within the estate: it is less of a small retreat nestled among pine trees and lavender and more of a historic home where spacious interiors and the long covered terrace take center stage.
