The villa is located in Cortoreggio, near Cortona, and was developed over a period of ten years as a sustainably designed home. It offers approximately 300 m² of living space spread across several levels and can accommodate six guests. The architecture combines natural stone on the exterior with large glass surfaces and a bright, modern interior.
The ground floor features a large living and dining area as well as an open-concept kitchen. Large windows and doors open directly onto the pool terrace. The kitchen is equipped with, among other things, an induction cooktop, oven, microwave, refrigerator and freezer, wine cooler, dishwasher, and various coffee makers. There is plenty of space at the dining table and kitchen island for shared meals.
There are also two double rooms on the ground floor. Both have air conditioning and direct access to the outdoors; the double beds cannot be converted into twin beds. The two rooms share a large bathroom area: in the center are two sinks, followed by two separate shower areas. One has a shower, bidet, and toilet; the other has a shower and toilet.
The third double bedroom is located on the upper floor and features a private bathroom with a freestanding bathtub, sink, bidet, and toilet. This bed cannot be configured as twin beds either. All bedrooms are air-conditioned and equipped with a smart TV.
The spa and wellness area, featuring a sauna and steam room, is located on the lower level. Another bathroom with a shower, sink, bidet, and toilet, as well as the utility room with a washing machine, are also on this level. Use of the spa area is not included in the rental price.
The garden covers approximately 8,000 m². Adjacent to the house is the private pool, which measures 16 × 5 meters and ranges in depth from 0.80 to 1.80 meters. The pool deck features eight sun loungers and additional seating. A heated outdoor hot tub for up to six people is also located in the garden. In addition, there is a partially covered dining area with a grill, a loggia, and a reflexology path. Three cars can be parked under cover on the property.
Cortona, with its shops and restaurants, is nine kilometers away. Lake Trasimeno is ten kilometers away, Montepulciano is 28 kilometers away, and Perugia is 43 kilometers away.
